If you live out of town for all or a portion of the year, Granite Property Maintenance's Home Watch Services can provide peace of mind when it comes to keeping an eye on your home. While many home watch companies exist, many of them are run by the same people who end up calling us for repair services they need. Skip the middleman and let the professionals keep an eye on things.

Small problems like plumbing or roof leaks, broken windows or malfunctioning HVAC units can quickly become major issues if not tended to right away. Smaller items like security camera batteries, smoke detector batteries, and other devices may need to be changed or charged which is not possible without a third party when you are out of town. 

Every home watch contract starts with an initial meeting where we walk the home and perform the same inspection we do for our property maintenance contracts. We utilize our 114 point checklist to review the current property status, note any concerns or details you may have about the home, make a copy of necessary keys and complete your home watch contract.

We offer home watch programs based on home type and size. If you require additional services beyond our standard programs, we can tailor your package to suit your home's needs. If any damages are found during a home watch visit, any repairs that can be completed by Granite Property Maintenance will be noted and an estimate for repairs will be promptly delivered. Any repairs that are beyond the scope of our services can be schedule with the appropriate providers. (additional charges may apply)

Standard Home Watch Services

• Inspect exterior of dwelling and outbuildings for damage,, water intrusion, signs of human intrusion or vandalism.
• Inspect property perimeter, fences, gates and mailbox for damage and function.
• Inspect landscaping and irrigation for function or issues. 
• Inspect exterior doors, windows and screens for signs of intrusion or damage.
• Inspect door handles and locks for functionality.
• Check exterior areas for signs of pest intrusion.
• Check decks and patios for damage or wear.
• Check pool/Jacuzzi for cleanliness and filter function.
• Inspect interior of home for water damage or intrusion.
• Inspect kitchen appliances for functionality.
• Inspect drains for functionality and leaks.
• Check HVAC for functionality and adjust thermostat if specified.
• Inspect bathroom fixtures for leaks and functionality.
• Inspect water heater for functionality and leaks.
• Flush water heater for longer duration watches. (bi-yearly, yearly)
• Set clocks if necessary.
• Test garage door openers.
• Test lights and set light timers if necessary.
• Check mailbox for mail and place any mail inside. 
• Set security system. 
• Walk through checklist and applicable photos are emailed to you after every visit.

Additional Home Services Available

• Mail Forwarding. We can ship any mail you may receive on a bi-weekly or monthly basis. ($60 plus shipping fees.)
• Appointment presence or delivery acceptance. We can be present at the home for any deliveries or service appointments that may be scheduled. ($60 per hour)

Pricing: 

Every Package includes 2 visits per month. Additional visits are available for an additional cost.

• Condos $150/month 
• Single Family Homes up to 2000 sq/ft $200/month (lot size up to 6,000 sq/ft) 
• Single Family Homes 2000-4000 sq/ft $250/month 
• Single Family Homes 4001-6000 sq/ft $350/month
• If your home is larger than 6,000 sq/ft or your lot size is larger than 12,000 square feet, please call us for an estimate.
